Elk Grove is not what most people expect when they hear “Sacramento suburb.” It is the second-largest city in Sacramento County, with about 185,000 residents, and it has its own downtown and its own school district. It sits about 13 miles south of the State Capitol (straight-line distance), and for Bay Area transplants who want more square footage for less money, it is worth a close look.
Here is the practical version of what living there involves.
The Short Version
Elk Grove is a suburban city with its own downtown, a large unified school district and a lot of space. It doesn’t have the street grid of Midtown Sacramento, the Gold Rush history of Old Sacramento or the bike network of Davis. What it has instead is room: neighborhoods made up mostly of single-family homes with yards. Highway 99 runs north–south through the middle of the city, and Interstate 5 runs along its west side.
Neighborhoods Worth Knowing
Elk Grove’s residential neighborhoods were built in waves, so where you buy shapes your commute, your utilities and the age of the house:
- Laguna West and Stonelake: On the west side, near Interstate 5. Laguna West is laid out around a 73-acre private lake maintained by its homeowners association. Stonelake borders the Stone Lakes National Wildlife Refuge. Both have quick access to I-5 for commuting north.
- East Elk Grove: Newer development toward Grant Line Road, with newer construction and shorter drives to Rancho Cordova and Folsom.
- Franklin area (South Elk Grove): One of the city’s newer sections, with mostly newer construction. Hal Bartholomew Sports Park is here.
- Old Town Elk Grove: The historic core along Elk Grove Boulevard with local shops. It hosts the Dickens Street Faire each November.
Getting Around and the Commute
Highway 99 is the main route north to downtown Sacramento, and I-5 serves the west side. Morning traffic heading north varies a lot by hour, so test the drive at the time you would actually make it. SacRT’s bus service area includes Elk Grove, and SacRT buses connect to Blue Line light rail at Cosumnes River College, the line’s south end, and at Meadowview.
If you work in Rancho Cordova or along the U.S. 50 corridor, Grant Line Road runs northeast from East Elk Grove toward Rancho Cordova without going through downtown Sacramento.
Schools
Elk Grove Unified School District serves almost the entire city. School assignments follow attendance boundaries that don’t line up neatly with neighborhood names, so use the district’s school locator at egusd.net to look up a specific address before you sign a purchase contract.
Home Prices
Zillow’s Home Value Index put the typical Elk Grove home at about $625,000 as of September 2026, down about 1.6% from a year earlier. The same index put San Jose at about $1,354,000 and Pleasanton at about $1,500,000. The index estimates the value of a mid-priced home. It is not a median sale price, and any one house can be far above or below it.
Most of the housing is single-family homes with attached garages and private yards. Condos and townhomes exist but are a smaller share in most neighborhoods.
Setting Up Life Here
A few practical setup notes for new residents:
- Trash and recycling: Republic Services collects garbage, recycling and organics under a city franchise, (916) 635-2500.
- Water: The City of Elk Grove doesn’t run a water utility. Depending on your address, either the Sacramento County Water Agency or the Elk Grove Water District serves you. Look up your address with the county’s Find My Water Company tool.
- Electricity and gas: SMUD provides electricity and PG&E provides natural gas.
- DMV: The DMV’s Sacramento South field office is at 7775 La Mancha Way in Sacramento. Use the DMV’s office locator to find others and book an appointment. AAA members can handle many registration tasks at the AAA Elk Grove branch, 8225 Laguna Blvd., Suite 120.
- Parks: The Cosumnes Community Services District manages nearly 100 parks in Elk Grove. Elk Grove Park (9950 Elk Grove-Florin Rd.) covers 122 acres, with a fishing lake, a fenced dog park, picnic areas, disc golf and a 1.4-mile multi-use trail. Hal Bartholomew Sports Park (10150 Franklin High Rd.) covers 46 acres, with lighted baseball and softball fields, four lighted artificial-turf multi-purpose fields, four lighted tennis courts and a cricket pitch.
What’s Nearby
The Cosumnes River Preserve, south of Elk Grove, protects more than 45,000 acres of wetlands, grasslands and oak woodland. Its visitor center is at 13501 Franklin Blvd. in Galt, off I-5 at Twin Cities Road. Sandhill cranes winter there from about late September to early March.
Elk Grove also has its own events calendar. The Elk Grove Illumination Holiday Festival is free and runs Saturday, December 5, 2026, from 3 to 8 p.m. at District56. The Dickens Street Faire fills Old Town on Saturday, November 28, 2026, from 10 a.m. to 5 p.m.

Bottom Line
Elk Grove is a real city, not just a collection of subdivisions, with a downtown, a regional park system and its own events calendar. If you are moving from the Bay Area and comparing it with San Jose or Pleasanton, Zillow’s index puts the typical home at well under half the price. If you are weighing it against Midtown Sacramento, you are choosing between urban density and elbow room.
Before you commit to a specific address, check its water provider, its commute at the hours you would drive, and its school assignment in the district’s locator.
